Circular & Deep - an Exemplary Retrofit of an Urban Victorian Cottage

The project is a deep renovation of a mid-terrace,solid wall urban cottage from 1886. The works were completed in January 2023.

The project was conceived as an exemplary case study that could add to the national debate on lower carbon ways of retrofitting. This is necessary because retrofit projects are often not studied or measured, in particular when the properties are small in size, despite there being thousands of this dwelling type throughout Dublin City.

Key foci were breathability, low thermal bridging and material circularity. All junctions were detailed, and airtight, breathable and low thermal bridging approach taken. The project was supported by radon & airtightness measurements and point cloud scan.

The building was evaluated in DEAP and PHPP (with a unique climate file created). A comparative life cycle assessment has been completed. Sensors have been fitted in key parts of the building fabric to assess the suitability of novel strategies.

Energy Upgrades –Insights from Case Studies

Project 1
One-stop shop energy upgrade of a four bedroomed home with a BER of C3,
Three aspects are examined:
- Capital costs of the energy upgrade of the building fabric, including Windows and doors and ventilation
- Impact on the individual upgrades on the BER and the heat loss indicator
- Capital costs of replacing an existing boiler with an air source heat pump Vs installing a condensing gas boiler - Resulting annual operational costs and benefits of gas fired Vs heat pump DHW and space heating
Project 2 - installation of 4.2kWp PV solar panels for a 3 bedroomed home with a BER of D
Three aspects are examined:
- Capital costs of the PV installation
- Capital costs of the Diverter, allowing optimal DHW and space heating of PV generated electricity
- Impact of electric car on the percentage of PV electricity being exported to the grid
